Home/House washing in Eastover
House washing in Eastover
Under this much canopy a wall never really dries, and the dark vertical tracks people blame on the siding are usually coming out of the gutter above it.

Canopy changes the whole timetable
Mature pine and oak over a lot is pleasant to live under and hard on an exterior. The sun that would normally dry a wall by mid morning never reaches it, so the surface stays damp most of the day for most of the year. Algae does not need much more than that.
The practical consequence is that a house out here genuinely needs washing more often than the same house on an open lot two towns over. That is not a maintenance failure and it is not something a better product fixes. It is what the trees cost.
The streaks that are not a siding problem
Under heavy leaf fall gutters clog faster than anyone plans for, and a clogged gutter does not spill clear of the house. It runs over the lip, down the fascia, and down the corner of the siding, leaving a dark vertical track.
Owners see that track and assume the siding has failed. It has not. It is a gutter problem wearing a siding disguise, and washing the wall without dealing with what is above it just resets the clock until the next heavy rain. Gutter faces get cleaned on the same visit, see fences and gutters.
Sap, pollen and what lands on a wall out here
Beyond algae, a wooded lot deposits things an open lot does not: pine sap, a heavier and longer pollen load, and a fine organic dust off the canopy that settles into every textured surface. None of it is damaging on its own. Together they give a wall a uniformly tired look with no single obvious stain to point at, which is why people often cannot say what changed.
That kind of soiling lifts well and fast. It is usually the most dramatic before and after on the whole property.
Low pressure, for the usual reason
Vinyl is lapped and every seam has a designed gap behind it. Force water in there and the damage turns up months later inside the wall. The wash runs at roughly garden hose pressure with the solution doing the work, which is covered properly on the house washing page.
If the roof has black streaking down it, that is the same organism and a separate job, and it must never be pressure washed. Town background sits on the Eastover page.

Questions people actually ask
Why does my house get dirty faster than my mother-in-law's across town?
Canopy. Shade keeps the walls damp most of the day and drops debris year round, so growth never gets the dry spell that would slow it down.
There are dark stripes down my siding under the gutter. Is the siding failing?
Almost certainly not. That is overflow running down the fascia and the wall. Cleaning it without addressing the gutter just resets the clock.
Will the wash hurt the trees or the beds?
No. Beds are wet down before and rinsed after, and the mix is diluted well below what planting minds when it is watered properly.
Can the roof be done at the same time?
Yes, and on a wooded lot it usually should be. It is a separate low pressure treatment, never a pressure wash, because pressure strips the granules off the shingle.
